A decade leading complex, multi-stakeholder venue builds — Intuit Dome, The Forum, Legends, Rooftop Cinema Club.
Leveraging AI workflows that cut weeks off the work most senior PMs still do by hand.
For experiential, hospitality, and venue operators. Single site or multi-city.
Dashboards with info you actually care about, budget templates, schedule-of-values trackers, document architecture, and custom AI assistants — built once, run on for every site after. Early access available; full release later this year.
We run the project on the owner's behalf: making the senior calls, holding cadence, and coordinating every team across design, GC, vendors, and ownership. Concept, permitting, construction, pre-opening — we come in where you need us and drive the work from there.
Project scoping & execution roadmaps
Budget & schedule oversight
Ownership reporting and OAC chairing
Risk forecasting & proactive course correction
AI-accelerated budget and schedule analysis, scope review, & reporting
Most PM firms are still treating AI like a chat toy.
We use it like a research analyst that doesn't sleep — & pass the leverage to our clients.
Every venue build comes down to thousands of small decisions — and most of them get made in rooms the owner isn't in. We're the senior person in those rooms, representing the owner's interests across design, construction, vendors, and municipal stakeholders.
The owner's interest, defended in every room.
AI tools are everywhere; senior operators who know what's worth automating are not. We've used AI to research municipal code, draft narratives, craft single source of truth dashboards, and gut check schedules. We're not selling AI. We're using it to deliver.
This is how the work gets done now.
A decade-running complex multi-stakeholder builds - the LA Clippers' Intuit Dome, The Forum, large mixed-use developments, Rooftop Cinema Club's multi-site rollout. The judgment we bring isn't borrowed from a deck; it's built from inside the work.
You're not the first venue we've opened.

The hardest part of a venue build isn't the building. It's the moment — and there's always a moment — when the GC, the design team, and ownership each believe something different is true, and the schedule doesn't care. Getting everyone aligned and moving again, fast, is the work I'm best at.
I've done it on the LA Clippers' $2B Intuit Dome, at The Forum, on mixed-use developments at Legends, and across Rooftop Cinema Club's multi-city venue rollout — a decade of builds with no margin for getting it wrong.
Then I spent a year teaching myself AI, because I could see what it was about to do to this work. Permit research that took weeks now takes hours. Contract scope reviews take thirty minutes. The senior judgment is still mine. The speed is new.
The New North Co. is both at once: a decade of judgment from the highest-stakes builds in the country, paired with AI that makes the work move faster than it ever has.
If you've got a venue to open — and you want someone who can hold both the strategy and the thousand steps it takes to land it — let's talk.

FAQs
WHO IS THE NEW NORTH CO. BUILT FOR?
For experiential, hospitality, and venue operators opening builds that need senior project leadership — single venue or multi-site.
WHAT'S THE DIFFERENCE BETWEEN A PROJECT DIRECTOR AND A CONSTRUCTION PM?
A construction PM runs the daily build — drawings, RFIs, contractor management. A Project Director sits on the owner's side and runs the project at the strategic level. Most projects benefit from both. We don't replace your construction PM.
IS THE AI A REAL DELIVERABLE
OR A BUZZWORD?
Real. Permit narratives in hours, scope reviews in thirty minutes, leadership reporting from project data. Built into the work — not handed over as a deliverable.
AT WHAT STAGE OF A PROJECT CAN YOU COME IN?
Scoped to the project, not the hour. A few months to multi-year, depending on entry point. Scope and fee defined upfront.
OUR TEAM ALREADY HAS PROJECT PEOPLE. DO WE NEED A PROJECT DIRECTOR?
